About John Wieland

My real estate passion began almost 30 years ago.

It was Orange County, California 1989, when my friend and I began a property management business. We focused on apartment buildings in lower social-economic areas.

We grew our business to over 110 doors. Shortly after, the real estate market crashed, Orange County went bankrupt, occupancy dropped below 50% and properties went belly-up.

I bought my first tri-plex in 1997 in San Clemente, California. Within the next two years I acquired four more apartments buildings totaling 21 doors. I was active in The Apartment Association of Orange County and was a speaker, sharing my "formula" for acquiring and managing small apartment buildings.

My wife and I moved to Costa Rica in 2004.

I became a partner-owner-president of the Coldwell Banker Costa Rica master franchise. Under my leadership, we grew from two to twelve offices and over 65 agents.

My specialty was in the new luxury residential market, ocean view lots and large development parcels. I managed over two hundred transactions.

But it was my vision to bring the brokerage community together that was my true drive. There is no MLS in Costa Rica - no way to promote listings beyond individual websites. I established alliances amongst realtors. I met with over 50 local agents and developed a system for seller representation. It was the dawn of seller exclusive listing representation.

After twelve years living, operating a 12-office master franchise, and a franchise with my two partners in Costa Rica… my wife, daughter and I relocated to Delray Beach.

In 2018 we bought our first home in downtown Delray. And after a three-year relocation hiatus, I am back to the career I love most – real estate.
